What does EnT’s manage?
We coordinate the day-to-day operation of short-term rentals: listings, pricing, calendars, guest communication, self check-in, cleaning, maintenance and owner reporting. The exact scope is agreed with you.
Do I need to already have an Airbnb listing?
No. We can help coordinate setup for a suitable property, or work with an existing listing. The initial assessment helps establish what is needed.
Who pays for cleaning?
Cleaning is a property expense, separate from the management fee unless otherwise agreed. We coordinate cleaners and discuss how cleaning charges will be handled.
Who pays for repairs and maintenance?
The owner covers repairs, replacement items and contractor costs. We coordinate the work, using the approval process agreed with you.
How does guest check-in work?
Where suitable, guests use an agreed self check-in process with clear arrival and access instructions. We help choose an approach appropriate to the property.
Can EnT’s help set up self check-in?
Yes. We can recommend smart locks or key safes and coordinate the access process. Equipment and installation costs remain property expenses.
Do I need to live near the property?
You do not need to handle every visit yourself. We agree local coordination and an escalation process, while keeping you involved in decisions that need your approval.

Our initial target regions are Hertfordshire and Nottingham. See our Locations page for the areas we are considering. Coverage and property suitability are confirmed during assessment.
Can you manage an existing short-term rental?
Yes. We can review an existing Airbnb or short-let operation and discuss a managed transition, including listing optimisation and operational arrangements.
How much does management cost?
Management packages are tailored to the property and level of service required. We discuss scope and fees after understanding your property, with no fixed percentage published here.
